Soft wood changes the job from an insert to a full-frame replacement, and finding that out at the quote is far cheaper than finding it out on install day with the wall open and a crew standing there.
- Rate every elevation, not the house. We walk the whole exterior and note what shades each wall and for how long. A north wall under mature loblolly gets a different glass package than a cleared west wall on the same house. Writing one specification for a whole house is how people end up paying for coatings that the trees were already providing for free.

Do I need a permit to replace windows in Tyler?
Like-for-like replacement in an existing opening is usually straightforward, but anything that changes the size of a structural opening, alters a header, or converts a room into a sleeping room is permit work. We pull permits through City of Tyler Development Services and build to the 2021 International Residential Code, which the council adopted on October 25, 2023 and required on plans from January 1, 2024. Is vinyl or clad-wood better for an East Texas house?
For most Tyler houses, vinyl, and it is not close. Clad-wood is prettier and it has a wood core that has to be able to dry between wettings.
Under a pine canopy, on a north or east wall with no deep overhang, it does not get that chance, and the rot starts on the inside face of the stile where nobody looks. We install clad-wood where there is real overhang, real afternoon sun, or a historic profile to match, and we recommend against it everywhere else.
Do I need impact windows in Tyler?

What is worth investigating is why it failed early, because in this area it is often drainage: a weep packed with pine litter, or a sill that lost its slope, leaving the edge seal standing in water. We replace the unit and clear the pocket, or the new one is on the same clock.
What does the code require for a bedroom window?
Under Section R310 of the 2021 International Residential Code, a sleeping room must have an escape and rescue opening giving 5.7 square feet of net clear opening, or 5.0 square feet at grade level, with a minimum net clear opening height of 24 inches, a minimum net clear width of 20 inches, and a sill no more than 44 inches above the finished floor. Net clear means the actual hole with the sash open, not the rough opening.
Can I replace just a few windows instead of the whole house?
Yes, and we quote it that way without pressure. Whole-house pricing is better per opening, which is a reason to buy it when you want it rather than a reason to be talked into it. Plenty of our jobs are one bedroom window that fails the escape opening rules, one fogged unit, or a rotten entry door sill and brickmould with a perfectly sound door above it.
